How to choose oak beams for a listed building?

When selecting wood for a listed building, use three criteria: authenticity, stability, and dimensional accuracy. Reclaimed oak beams, planks, and other antique timber are the obvious choice in most cases, as they match what a historic building requires in terms of appearance, dimensions, and dryness. The following questions walk you through the selection process step by step.

Which type of wood is suitable for a listed building?

For listed buildings, oak is the appropriate choice in most cases. Oak is naturally hard, durable, and resistant to changing conditions. It also matches what was historically used in Dutch and European construction — an important consideration in the field of heritage preservation.

The choice depends on the application, the building’s construction period, and the requirements of the heritage authority. A seventeenth-century building calls for different materials than a nineteenth-century industrial monument. Oak is, however, by far the most common timber species found in historic structures, and therefore the most sought-after in restoration projects.

Always start with the structural engineer, who calculates the minimum cross-section based on span, load, and timber species.

Next, examine the existing structure. In listed buildings, the original components are often the best reference. Measure the existing beams and boards and use those dimensions as the starting point for replacement or supplementation.

  1. Have the structural engineer calculate the minimum cross-section based on span and load

What is the difference between new and reclaimed oak?

The most important difference between new and reclaimed oak lies in the degree of dryness, dimensional stability, and appearance. Freshly sawn oak contains a high moisture content and will shrink and move over the years. Reclaimed beams and boards have already gone through this process and are therefore more stable in use.

Visually, the difference is immediately apparent. New timber has a closed, light-colored surface. Antique material bears the marks of time: a grey patina, the texture left by hand tools, and sometimes the cuts of earlier joints. In a listed building context, this is not a drawback — it is a requirement.

From a technical standpoint, reclaimed materials offer a number of advantages:

New oak can be a sensible choice in certain situations — for instance, where there is no visible surface, or where the structural engineer specifies particular grading classes that require certification. In most listed building applications, however, reclaimed material is preferred.

How do you assess the quality of antique oak?

You assess the quality of antique oak beams and boards based on four aspects: structural integrity, moisture content, biological infestation, and surface quality. A visual inspection is the first step, but for load-bearing applications, a moisture measurement and sometimes a professional assessment are also required.

Structural integrity and cracking

Cracks in antique oak are normal and do not necessarily indicate a problem. Superficial drying cracks that do not penetrate to the core have no effect on load-bearing capacity. Cracks that cut through more than one third of the cross-section should be assessed by a structural engineer. Also check for through-running knots or damage that interrupts the grain.

Moisture content and biological infestation

Measure the moisture content using a moisture meter. For interior load-bearing applications, a content below eighteen percent is recommended. Also inspect the timber for signs of active woodworm infestation, dry rot damage, or decay, particularly at the ends and in any existing joint holes. Old infestation that is no longer active does not necessarily pose a limitation, but should be documented for the client.

What should you look out for when having timber delivered to a listed building?

When delivering long oak beams or large quantities of boards to a listed building, three factors are critical: the transportability of the material, the accessibility of the site, and the scheduling in relation to the construction progress. Long beams — particularly those of eight meters or more — require specialist transport and sometimes special permits for use on public roads.

For projects in historic city centers or on estates with narrow access roads, the logistics can sometimes be more complex than the material itself. Discuss this early in the planning process with your supplier to avoid surprises when the timber needs to be lifted or installed.
